Here is roof that was installed on a house in 1978 and is still going strong. Minor maintenance is needed and there has been no reports of leaking.
What we uncovered is that the over hang boards were a sub-standard pressed wood fiber that began to sag or droop. This drooping condition was eliminated by replacing the eave boards using a half inch plywood.
New peel and stick hip and ridge seal tape was applied in place of the old fashioned roof mortar. A quick drying spray primer was used to develop a positive attachment to the 40-year old tiles.

Old fashioned roof mortar is always a great addition to the wall-to-roof- locations where sheet lead could have been used but was not.
This method will plug or, block-off the gaps to help prevent blowing rain from getting behind the roofing tiles.
